Once a strategy is identified, we craft a capitalization structure most appropriate for the opportunity. Our boutique nature gives us the flexibility to design tailored investment vehicles, while our prior experience in the creation of over $4 billion of investment vehicles provides the informed perspective investors appreciate. Structures can include asset-level joint ventures, programmatic separate accounts, club ventures and funds catered to institutional, family office and high net worth investors.

Acquisitions & Development

We execute investment strategies through both the acquisition of existing assets and new development. Leveraging our expansive network of relationships, we focus on maximizing value by identifying mispriced and undermanaged assets. The rigorous due diligence we perform focuses first on downside risk mitigation including physical, financial, legal and environmental reviews and furthers the opportunity to create value through capital enhancement or operational improvement.

Asset Management

We take an active, innovative approach to asset management through a focus on operational upgrades and capital improvements while incorporating advancements in technology to drive value at the asset. We use a disciplined valuation approach to regularly ascertain values to determine optimal hold periods and impact on return potential. Guided by a disciplined disposition process, we maximize sales proceeds upon exit, leveraging well over $2.5 billion of historical sales transaction experience.

Chris Riley

Co-Founder and Managing Partner

Chris is responsible for strategic planning and growth and co-manages day-to-day operations including investment strategies, debt and equity capital market activities, acquisitions and asset management.

Prior to co-founding Blaze Partners, Chris was a Managing Director of Investments at Greystar Real Estate Partners, the largest apartment operator in the US, where he spent 14 years amassing extensive experience in the multifamily industry serving in multiple key leadership roles across the company. Most recently, he served as the portfolio manager overseeing Greystar’s flagship, value-add acquisition fund series, an aggregate real estate portfolio totaling over $4 billion in assets across the United States. As a portfolio manager, he was responsible for the funds’ strategy, execution and disposition activities.

Previous positions include National Director of Asset Management where he led a team of professionals responsible for the execution of asset strategies across Greystar’s entire acquisition and development platform. Chris also opened Greystar’s Southeast office in Atlanta and was responsible for the acquisition of over $150 million of multi-family communities, management of over 5,500 units, and managed a team of more than 250 employees.

He received his MBA from the Goizueta Business School at Emory University and his BA from the University of South Carolina. Chris is an active member of the Urban Land Institute and a Committee Member for NMHC. He also serves as a board member of Operation Home, a nonprofit organization focused on critical home repair for those in need. Chris, his wife, and their two children live in Charleston, SC.

Eddy O’Brien

Eddy is responsible for strategic planning and growth and co-manages day-to-day operations including investment strategies, debt and equity capital market activities, acquisitions and asset management.

He was also actively involved in the creation and capitalization of multiple global investment vehicles totaling over $4 billion in equity. Eddy also founded and oversaw Greystar’s active adult platform, an age-qualified rental-housing platform where he led the growth of a $1.5 billion portfolio of development and acquisition projects across the United States.

He received a BA in economics from the University of Notre Dame where he graduated summa cum laude and Phi Beta Kappa. He is also a CFA charter holder and an active member of the Urban Land Institute and New York Society of Security Analysts. He serves on the Advisory Board of Dwelo, a company focused on smart-home technology within the apartment industry. Eddy and his wife live in Charleston, SC.
